These attractive not regulated plots of land are situated on the shore of the biggest dam lake in Eastern Bulgaria, only 600 - 800 meters away from its water. The amazing landscape of the area is a stunner - set on the valley of Luda Kamchiya river, the picturesque runway of this artificial lake is surrounded by afforested hills which will become your inspiration.
The communications with Varna are perfect - Varna Airport is 68 km away of which 23 km driving on a first class international road and 40 km on Hemus highway, which connects Varna and Sofia. Driving further to the East will lead you to the nearest beach on the Black Sea coast - Shkorpilovtsi, which is less than 45 km away.
This dam lake is the third big reservoir in Bulgaria at all, having water surface of 17300 decares and length of nearly 17 kilometers. Its crystal clear, warm waters cover all the standards for drinking water and are usually used for irrigation and water supply. Such water supply system has been built in order to provide Varna in case of necessity. The place is ideal for fishing with plenty of fish in the lake (bream, rudd, perch, sheatfish, carp, chub …). The lake is also suitable for various water sports, including for yachting, as its size allows such outdoor activities. There are no sources for ecological pollution in the area and this makes the region a perfect place for the nature-lovers to spend their time around. Beautiful mixture of woods, hills and lake create great conditions for holiday rest and recreation.
Two tourist settlements are located on the shores of the lake, offering good conditions for eco- and rural tourism. In a straight line, the distance from the nearest plot to one of the settlements is 400 meters, and the most remote plot lies about 1000 meters away. Connection with the water and electricity system of the nearest village is possible. At the moment there is a project under progress for connecting the settlement with the closest sewerage system, which will in future, with individual projects, allow binding each plot to the main drainage. An asphalt road is planned to be constructed to the village, which will replace the country road. Depending on the location of each plot, the distance to asphalt road at the moment is 600 - 1400 meters.
According to some preliminary researches, after the change of their status on the plots will be permitted building of low - 2 or 3 storey buildings. At present the area is under discussion to be included in the national ecological network for natural preservation Natura 2000. Although decision is not taken yet, after changing the status of the land building works will not be restricted.
The place has great potential and part of the neighboring plots have already been bought for investment purposes. After being regulated and connected to the main communications, the prices of the plots will significantly increase.
Amazing views are opening in front of most of the plots, some of which are overlooking the lake, others are even bordering with water. The area is considered as an ecological region. Fresh air, good conditions for sport and relaxation. The lake is suitable for fishing and recreation. The nearest beaches of the Black Sea are just about 40 min. driving by car or a bit longer, reaching Varna by train. Very good place for making a reasonable investment.
