Garden of Eden Panorama is a holiday complex with a unique location 200 meters from the beach, offering breathtaking views. The complex has peaceful location at the end of the resort, only a minute away from the center of Sveti Vlas and 5 km from the Sunny Beach resort. It is a true oasis , set within the natural landscape, situated on the southern slope of the Black Sea coast, overlooking the old town of Nessebar, which is 12 km. away.

The complex consists of a five-star hotel and several buildings with luxury holiday apartments. The apartments at the Panorama Buildings are part of the complex and are surrounded by lush gardens of greenery and small decorative rivers. There are 8 buildings in number in form of the letter C, arranged to provide panoramic sea views from all apartments. The buildings are of a low-rise , with a total unfolded built-up area of the complex - 8429 sq.m, set over a plot of 5290 sq.m. The available holiday apartments are 108 in number, including studios (2 pcs.), one-bedroom apartments (80 pcs.) and two-bedroom apartments (26 pcs.). The holiday units are categorized with 4 stars. All apartments in the 8 Panorama buildings come with individual air conditioners - one for each apartment and have fully equipped kitchens.

Management and maintenance

The Investor company offers professional property management by a registered management company property. All owners are required to pay a fixed annual fee for maintenance of the complex .

The annual fee for management and maintenance for the first three years of the operation of Panorama Buildings will be worth 50% of the annual fee for management and maintenance of the Garden of Eden complex, which in 2013 cost 995 Euro with Including VAT. After the third year of commissioning of the Garden of Eden – Panorama apartments, the annual fee for management and maintenance will be equal to one paid in the Garden of Eden.

The fee includes the following services:
• Cleaning and maintenance of the pools;
• Year-round physical security;
• Year-round maintenance and cleaning of common areas and green areas;
• Receptionists;
• Maintenance of facades;
• Maintenance of all external equipment;
• The cost of electricity and water for the pools and common areas;
• Maintenance of elevators;
• Usage of the parking area.

The complex is located 35 km from the airport to Bourgas and 45 km from the city of Bourgas. The guests are offered transfers to and from all major airports in Bulgaria. The nearest airport - Bourgas is 25 minutes away by car and drive to Varna airport takes about 80 minutes .

Rental services

The apartments will be rented on a hotel basis by a registered management company. Owners shall pay an annual fee.

Plan of construction

The construction of the Garden of Eden complex Panorama Buildings was completed and currently are organized the finishing works of the apartments.

Buildings in B4, C1, C2 and D will receive Act 16 around July 2014. The other buildings A, B1, B2 and B3 will be operational by the summer of 2015.

Payment

Reservation
The apartments in Panorama Buildings in complex Garden of Eden can be reserved immediately with a non-refundable deposit of 1500 Euro, payable by credit card or by bank transfer. Upon paying the deposit the apartment will be reserved for the period up to the signing of the preliminary contract - within 28 days.
No agency commission is charged.

Payment Plan

Standard Plan A
• 1500 Euro non-refundable deposit when reserving your apartment;
• 30% first installment upon signing the preliminary contract within one month;
• 40 % second installment within 2 months after the first installment.
• 30% third installment within 2 months after the second installment, at the transfer of the ownership rights.

• 30% first installment upon signing the preliminary contract within one month;
• 70% other installments as agreed with the investor, for apartments in buildings B4, C1, C2 and D is possible rescheduling by the end of 2014, and for apartments in buildings A, B1, B2 and B3 by July 2015
