The bungalow was designed and constructed between 2007-2008 to meet British quality standards and withstand earthquakes to 8.0 on the Richter scale in accordance with the latest Bulgarian planning specification.
It is of concrete and brick construction with traditional overhanging roof. The outer walls are insulated, rendered and silicone coated for maximum warmth and durability.
The property is surrounded on all sides with a "100 Year" stone wall capped with tiles of which a substantial amount is newly constructed by a local craftsman. The front gates allow for both vehicle and separate pedestrian access.
It is located at the end of a quiet cul de sac with street lighting directly outside the main gate.
Detailed Description
Entrance Hall
You enter the property up 3 marble steps and through a solid wood front door to the entrance hall which has a single door leading to the sitting room area. The floor is covered in cream coloured oblong ceramic tiles which is consistent throughout the property. This space has been designed so that a built-in closet for coats and shoes could be installed if required. There is a double glazed window which provide's ample light during the daytime. The electrical consumer unit is located here and contains 14 circuit breakers.
The area of this space is 4.39 square metres.
Open Plan Kitchen, Dining Room & Sitting Room
From the entrance hall you enter the sitting room through a retro-modern wooden door with 2 angular glass panes. This interior door style is consistent throughout the property. This open plan area has 3 large double glazed windows and a pair of French doors with additional side windows. All windows in the property open both inward from the centre on at least one side and also at the top (tilt & turn) for ventilation.

The kitchen area has approximately 6 metres of work surface within which a round Rico stainless sink is fitted and Fagor touch control 4 ring ceramic hob. Below the hob is a Fagor large single oven with digital clock and timer. From right to left at floor level there is built in fridge and separate freezer, washing machine with dryer, large under-sink cupboard, set of 3 drawers, cooker with a drawer below and 3 further 600mm cupboards with shelves and drawers. The kick board on the right hand side is removable to allow the washing machine filter to be cleaned. The hot and cold water supply has stop valves fitted under the sink.
Above the work surface to the right there is a shelf with a long slender cupboard below. Next to that is a smaller shelf and 2 cupboards with shelves. Moving left, above the sink there are two further cupboards with wood effect doors and one further shelved unit with a glass door. Next is a 1 metre wide stainless steel cooker extractor which exits through it's own chimney directly above. To the left of the extractor is a further glass fronted shelved cupboard. Finally, there are two more shelved cupboards on the left hand side.
The entire kitchen is constructed in a convincing light wood effect material and the work top is imitation grey fleck marble.
The area of the entire space is 43.05 square metres.
Inner Hall
You then pass through another door to the inner hall. This space provides access to 2 bedrooms, the bathroom and the loft access hatch. The space was designed so that a floor to ceiling cupboard could be conveniently fitted for additional storage if required.
The area of this hall is 6.33 square metres.
Bathroom
The bathroom is tiled throughout in colour coordinated dark and light tiles with a frieze about 1.1 metres from the floor. The floor has a closable drain hole in the centre so that the whole area can be used as a wet room. A comfortably sized bath with shower and mixer taps is to the rear of the room and a separate shower is also installed to the opposite wall. The wash basin and toilet are in white porcelain and all taps in the property are high quality chrome and gold coloured fittings.
The area of the bathroom is 7.00 square metres.
Rear Bedroom
This is the smaller of the two bedrooms and is designed with a large size double bed in mind as well as the usual bedroom furniture. This has 2 large windows, one to the east and one overlooking the garden. Venetian blinds are fitted to all of the windows in the property. The air conditioner is of the inverting type and economically provides both cooling and heating. These are of a good quality and run almost silently once the initial temperature adjustment has been made.
The area of the bedroom 1 is 12.19 square metres.
Front Bedroom
This bedroom is slightly larger and is designed to easily accommodate a king size bed as well as the usual bedroom furniture. This room also has an inverting air conditioner. There is one large window spanning most of the front wall which offers a perfect view of the hills and canyon across the valley where the village centre is located.
The area of the bedroom 2 is 12.88 square metres.
Exterior & Roof
The roof is constructed of timber and covered with high quality German tiles. The exterior walls are fully insulated then plastered for strength and coated with a long life silicon material for easy cleaning. At the bottom of the walls is a frieze of imitation stone for additional weather proofing.
The guttering is of galvanised steel painted with a copper coloured rust proofing paint. Surrounding the property is a concrete plinth of approximately 1 metre width which is paved with pre-formed irregular shaped paving bricks.
The stone walls surrounding the property are approximately 1.5 metres high and 50cm thick capped with traditional Bulgarian tiles.
The gravel driveway could accommodate at least 4 vehicles along side the bungalow if necessary but is designed to accommodate 2 vehicles comfortably.
Concealed Cables
Each room has a telephone point and network point for internet distribution. High speed Internet is available in the village and is modistly priced. The cable for the satellite receiver is within the wall and terminates at the rear of the property via the roof space. There are ample power sockets throughout the property.
Garden
The rear of the property faces south so the rear garden is a veritable sun trap. There are a number of fruit trees in the garden including pear, plum, apple and cherry all of which fruit well. The rear garden is laid to grass with a flower border to the west and south walls. To the front of the property, between the perimeter wall and the front steps is a low stone wall and a separate grassed area.
