Management and maintenance

The company investor offers professional property management services by a registered management company. All owners shall pay a fixed annual fee of 8 Euro / sq.m. without VAT per apartment per year for the maintenance of the complex.

The fee includes the following services:
• 24-hour security of the building and the perimeter of the yard including video surveillance (18 cameras) and security guards
• maintenance and cleaning of the common parts of the building;
• maintenance of the yard (including landscape gardening - 260 sq.m. of grass and 350 plants)
• maintenance of the swimming pool and spa center;
• provision of additional services, incl. airport transfers with a van.

Furniture

The apartments in Santa Home complex are offered for sale unfurnished, with the possibility of full furnishing package at extra cost. Suitable options are provided by the investor.

Santa Home gated complex located in the resort area "Trakata", 5 min to the beach. The complex is located in a prestigious area, just 4 km from the city center of Varna, 3 km from the resort of St. Constantine and Elena and 15 km from the resort of Golden Sands. The complex is placed approximately 45 km away from one of the best and most elite golf courses in Bulgaria, that in Balchik.

The location is close enough to the center of the city (4 km), with all the comforts of modern living, yet far enough to ensure a quiet time of relaxation. Varna International Airport is located 12 km away.

Plan of construction

The construction of Santa Home complex started in 2012, as the building has planning permission dated 07.07.2012. At present, the complex is built and finishing works are being done. The building is expected to be completed by the end of October 2013 and to obtain permission for usage (Act 16) thereafter.

Payment

Reservation
Any apartment complex Santa Home can be reserved immediately with a non-refundable deposit of 2000 Euro, payable by credit card or by bank transfer. Upon paying the deposit the apartment will be reserved for the period up to the signing of the preliminary contract - within 28 days.

The agency charges 3 % commission.

Payment Plan

Standard Plan A
• 2000 Euro non-refundable deposit when reserving your apartment;
• 70% first installment upon signing the preliminary contract within one month;
• 30% second payment prior to the transfer of the Title Deed within 3 months after the first installment.

Plan B with 5% discount
• 2000 Euro non-refundable deposit when reserving your apartment;
• 90% first installment upon signing the preliminary contract within one month;
• 10% second payment prior to the transfer of the Title Deed within 1 month after the first installment.
