Two-bedroom apartments are again the most expensive properties for sale per square meter in Sofia.
Prices of studio apartments have decreased with 4.2% over the past forty days in Sofia. Contrary to the usual trend price per square meter for studio apartment is now comparable with that of one-bedroom apartments and higher than the price per square meter of the two-bedroom apartments. Now price per square meter for such studio apartments is at its lowest level, just 723 euros. This is largely explained by weak demand amid a decline in prices by 30% from their peak in 2008, prompting buyers to turn to two and three bedroom apartments.
The price per square meter for one-bedroom properties fell by 0.6% over the period from April 19 onwards to a level of € 765.7 per square meter on average in Sofia. So it is again below the cost of the proposed two-bedroom homes, which prices are at an average of 767.85 euros per square meter and reflects the change in the attitudes of buyers preferring to buy two-bedroom apartments.
Fewer are the remaining Sofia quarters with reported sale prices over 1000 Euro per square meter for one and two-bedroom properties. The most expensive apartments are in the Iztok neighbourhood with an average selling price of 1,215 euros per square meter. Again in Iztok we find the highest sale price for a two-bedroom apartment in the amount of € 1,239 per sq. m. The cheapest one-bedroom apartments were found in Fondovi Zilishta with a retail price of 499 euros per sq. m. The cheapest two-room apartment is in Obelia , with a sale price of 487 euros per square meter.
More logical to some extent is the situation in rents, where the larger two-bedroom homes are at a lower average price for rental -3.07 euros per sq. m. Studio homes average rental price is 3.44 Euro per square meter, where one-bedroom apartments are renting at an average of 3.37 euro per square meter
