• And everything else needed to make the apartment ready to rent

MAINTENANCE OF THE BUILDING AND ITS COMMUNAL AREAS (compulsory)
The maintenance of the building and the communal areas will be provided by leading management agency. The annual maintenance fee is 11 Euros/sq.m and will cover the following:
• Maintenance of communal areas and gardens
• Maintenance, cleaning and electricity bills for the common parts (corridors of the block)
• 24-hour security
• Standard repairs occurring from normal use

GUARANTEED RENTAL (not compulsory)
Guaranteed rental of 6 % per year on the total purchase price of the apartments will be provided for all owners who are interested in letting out their apartments. The guaranteed rental of 6 % is net, and after all taxes and expenses on the apartment are paid. The guaranteed rental is provided for 2 years and starts 12 months after the apartments are completed with Certificate for Habitation. The first 6 months of operation will be the necessarry technical time for the apartments to be well fitted and tested, and also to gain popularity among the touroperators and the tourists - this is the reason why the guaranteed rental will start 6 months after the apartments are completed and have received Certificate for Habitation.
The guaranteed rental of 6% per year is not compulsory, but will provide risk-free investment and fixed steady income.The on-line based RAS (Reservation and Accountancy System), where owners who are not using our Gruaranteed rental plan, can check their occupation level, income, expenses and profit.
Also, the guaranteed rental will not be vaild if any other force majeure conditions appear - for example if there is heavy construction going on in the area (quarter) where Belvedere is located; if there are major infrastructure works (repair of roads or the sewerage system) around the complex; if the major international touroperators stop their holiday programmes to Bansko for some reason or if they are not happy to accept Belvedere in their portfolio for some reason.
The guaranteed rental is only valid for purchasing a fully furnished property, as described in the "Prices and availability" section of this advert.


PROPERTY MANAGEMENT (not compulsory)
Belvedere Holiday Club will have a first class property management service provided by a leading management and letting company in Bulgaria , that will manage the entire complex. The annual management fee of 440 Euros per year covers the following services:
• Snagging list for your property after completion (photos included). Co-ordination and arrangements with the developer, inspections, etc, until all problems are fixed.
• Management and maintenance of all relevant documentation.
• Organisation of any and all maintenance required at the apartment, inclusive of regular cleaning, change and laundry of linen, preparation of the apartment for rental, daily cleaning when the apartment is occupied by tourists, etc.
• Regular communication with you the owner in case of any unexpected event, and to produce at your request documentation for any and all expenses made on behalf of the property.
• Organisation and payment of any and all expenses relating to the property to third-party suppliers: eg: bills for power and water supply, cable TV, Internet subscription, cleaning and the general maintenance of the apartment, including repairs and renovation as required etc.
• Web access to the bookings made for your apartment by the tour operator, so you can see the availability for yourself, friends and family, or check your rental income.
• Organisation of the issue of any categorization papers, licenses or similar required by the law for the short-term or long-term rent of the property.
• Organisation and the payment of the annual property tax and waste collection fees (funds must be supplied by the apartment owner)
• Organisation, filling and submission to the tax office of the annual tax statement and payment of any and all tax due by the apartment owner for income relating to rental of the apartment.
• Marketing the property to tour operators and travel agencies for rental to their client base of tourists
• Reception desk services and dispatch, key services to incoming and outgoing tenants/visitors.
• Registration of the tenants as foreign citizens with the local police station as required by the law.
• Holding funds on behalf of the apartment owner, to be used against outgoings directly related to the apartment or common parts under the terms of the virtual freehold.
• Organisation, book-keeping and the storage and maintenance of all records and received invoices, payment receipts and other documents from third-party service providers, agents, local authorities and tax administration bodies etc.
• Representation of the apartment owner and protection of his/her rights and execution of his/her will before any and all third-party service providers, agents, local authorities, tax administration bodies and tenants etc.

LETTING AND MANAGEMENT (not compulsory)
Guaranteed rental of 6 % of the apartment purchase price per year is provided for all property owners who wish to rent out their apartments.

Belvedere buyers who wish to rent out their apartments to tourists can use the services of property management in partnership with the major international and local tour operators offering holidays in Bulgaria to skiers, golfers, tourists, etc. Belvedere will be high from the very start of its operation.

The marketing department of property management will run major advertising campaigns to attract tourists to these apartments. All modern techniques will be used including web marketing through the leading tourism portals and reservation systems in Bulgaria.

A 70 % to 80 % mortgage in EURO currency from a leading Bulgarian bank is available for buyers who are residents of any country of the EU, the USA, Canada, Australia and New Zealand. The mortgage will cover 70 % to 80 % of the apartment price and is for a maximum for 20 years. The annual interest rates is approx. 6.25 %. The buyer must cover 20 % to 30 % of the apartment price with their own funds. Buyers who apply for a mortgage must provide the required documents and proof of income. Only buyers who are able to repay their loan will qualify for a mortgage. The most important requirement is that the monthly ratio of INCOME:DEBT is set at a minimum 60:40 (ie: a mortgage advance will be based on 1.5 x net income). Completion Schedule
• The construction of Belvedere Holiday Club, Block 4 has started in September 2007
• All apartments will be completed by the end of May 2009. All owners or their representatives will be invited to inspect and accept their completed apartments by the end of June 2009 at the latest
• Testing of all technical systems at the complex will be completed by the end of June 2009
• Landscaping of the complex will be completed by end of September 2009.
• Furnishing of apartments will be completed by the end of September 2009
• All owners are welcome to stay at their apartments from Oct 2009
• Belvedere Holiday Club, Block 4 will start operating with tourists from December 2009
• The Guaranteed Rental income for Block 4 will come into force one year after the Certificate for Habitation is issued for this Block.

Reservation of apartments
Any apartment can be reserved immediately with a non-refundable deposit of 5 % of the purchase price paid into the developer’s bank account by credit card or bank transfer. The reservation deposit will hold the property reserved until the Preliminary contract for the complex is prepared. Then the preliminary contract will be signed between the investor and the client. The Contract for Maintenance of the building will be signed between Property Management BG and the client.

Payment plans

1) Standard Payment Plan (without mortgage)
• 5 % deposit (non-refundable) when reserving your apartment
• 25 % second payment - when signing preliminary contract (within 28 days after reservation)
• 30 % third payment - two months after signing the preliminary contract
• 20 % fourth payment - when shell stage is reached (around May 2008)
• 20 % fifth payment - at completion of the building (end of March 2009)

2) Payment plan for buying with mortgage
• 5 % reservation deposit, non-refundable. Must be paid with own funds.
• 25 % when signing preliminary contract (within 28 days after reservation)
Must be paid with own funds.
• 70 % will be paid by United Bulgarian Bank once the building reaches its shell stage

A discount of 5 % of the purchase price will be offered for all apartments purchased with the following payment plan:

4) Deferred payment plan (without mortgage)
All apartments purchased on this payment plan will have their original price increased with 8 %:
• 5 % reservation deposit, non-refundable

• 80 % when the whole building is fully completed with receipt of Act 15 (end of March 2009)
